Clashes solved in the model, before construction

We analyse how you coordinate design, quantities, changes and construction, help you choose BIM tools and connect the model to your budget and site control.

A model you can design, measure and build from

BIM is a way of working on a project through information-rich 3D models: each element knows what it is, its size and its budget line item. Disciplines coordinate in a federated model, quantities come from the model and site progress is compared with schedule and cost.

Without that coordination, clashes appear on site, quantities are measured by hand from 2D drawings and design changes reach the budget late.

Signs your company needs one

  • Clashes between disciplines appear during construction
  • Quantities are measured by hand from 2D drawings
  • Drawing versions differ between office and site
  • Design changes are not reflected in the budget
  • A public or private client requires BIM deliverables
  • Physical progress is not linked to the model

The cost of staying as you are

Work done twice

Each clash that appears on site is paid for in demolition, materials and schedule days.

  • Quantities that do not add up

If model quantities do not match the budget, the difference is discovered at the progress valuation.

  • Tenders that slip away

Without a procedure for BIM deliverables, every set of terms of reference that asks for them becomes a risk or a bid not submitted.

BIM analysis in four steps

We start from a finished project: its clashes, site queries and changes show which part of BIM to adopt first.

Diego Muñoz, process and technology consultant
  1. One finished project, reviewed

With your team we review a recent project: clashes, site queries, changes and differences between quantities and budget.

  2. Standard and line items

We review your modelling standard, if any, and the link between elements and budget line items.

  3. Modelling and common data environment requirements

We compare modelling, coordination and common data environment tools on open formats, site use and licence cost.

  4. Connection to budget and site

We coordinate roll-out with the provider and connect quantities and progress to your budget, site control and ERP.

BIM assessment and selection

We assess and help you choose

We analyse coordination between design, budget and construction, define requirements and help you choose BIM tools and the common data environment; then we coordinate with the provider and connect quantities to your budget, site control and ERP. We do not offer modelling or our own implementation of BIM platforms.

BIM coordination assessment

Map of how design, changes, quantities and progress flow, with gaps against what your clients ask for.

  • Tool and common data environment selection

Decision matrix covering open formats, site use and three-year licence cost.

  • Budget, site and ERP integration

Coded quantities to the budget and site progress to cost control.

BIM: market options

In no order of preference. What weighs most is the open formats your clients ask for, use of the model on site and licence cost per discipline.

Recognised platforms on the market

  • Autodesk Revit / Construction Cloud
  • Trimble Tekla / Connect
  • Graphisoft Archicad
  • Bentley iTwin
  • Navisworks

Selection criteria

  • Exchange in open format (IFC)
  • Common data environment with versions and approvals
  • Model access on site from a tablet
  • Quantities linked to budget line items

BIM assessment: 36 questions, 9 minutes

This analysis reviews how each discipline's models are coordinated, how quantities reach the budget and how the approved model reaches the work front. The questions describe observable situations, such as the clash log, RFIs or drawing approval states.

Scored dimensions

  • Discipline coordination. It looks at how architecture, structure and MEP models are federated and who resolves each clash before construction.
  • Model-based quantities. It looks at whether quantities come out of the model with a cost item code and whether each version is reconciled with the construction budget.
  • Model information and standards. It looks at whether models follow a naming and level-of-detail standard and whether each delivery is checked against the project's information requirements.
  • Common data environment. It looks at how models and drawings are published, approved and versioned, and whether it is known which version each work front used.
  • Model at the work front. It looks at whether field engineers and supervisors consult the model, record progress by element and raise their RFIs linked to the model.

What you receive

At the end you receive your level in discipline coordination, quantities, model information, common data environment and site use. Each gap comes with a first action your team can verify on an ongoing project.

18 scored questions and 13 context questions (type of operation, size, current system). Context questions are not scored: they let us read the result against similar operations.

BIM: frequently asked questions

No. We analyse coordination, help you choose tools and a standard, and connect the model to your budget and site. Modelling is done by your team or a specialist.

It depends on the number of disciplines and the cost of a clash on site. The assessment shows whether to start with coordination, with quantities or with nothing yet.

Each set of terms of reference defines its deliverables. Usually a BIM execution plan, discipline models and defined exchange formats; we review them with you project by project.

The drawings or models per discipline, the log of site queries and the budget with its line items. The project does not need to have been modelled in BIM.
